What is spray foam loft insulation?

Spray polyurethane foam (SPF) insulation is a liquid expanding foam that is applied using a spray gun.  The system has been used as an alternative to traditional insulation materials for more than 30 years to insulate walls, floors, roofs and lofts. Spray foam insulation comes in two formats, closed cell and open cell, and if correctly installed by a reputable contractor it can be a good choice in certain circumstances.  Spray foam insulation is popular because it makes sealing difficult to reach areas easy and can be quick to install.  But there are some significant issues with this method of loft insulation that should not be ignored.

Spray foam roof insulation problems

Spray foam loft insulation can restrict air circulation, preventing adequate ventilation of the loft space and allowing condensation to form. The damp conditions can cause roof timbers to rot and creates the ideal environment for mould and mildew to form.  The solution is to remove the spray foam insulation and replace it with blanket or sheet insulation.

An added issue is that mortgage companies will often decline to lend against properties with spray foam loft insulation due to the issues associated with it and the potential for serious damage to the roof structure. This can also be an issue for equity release companies.
